Range Boutique Interior Buildout

Range Boutique was a great example of how efficient it can be for one general contractor to do both the landlord scope and the full buildout for the same space.

Revenue lost while waiting to open is never recovered, so anything that can be done to speed up the construction process is critical.

In this case, CPEX contracted with the shopping center owner to combine two adjacent suites into one. The demising wall was removed, one electrical meter removed, and the storefront reconfigured to honor the new configuration.

We then contracted with the merchant to complete the turnkey buildout of the new store.

Next, we got a single building permit for both efforts, instead of permit being issued for the landlord and a second one for the tenant.

Once work began, both scopes of work were completed simultaneously, further collapsing the schedule.

As a result, the build time was about half of what it would have been if the landlord work had to be completed before the space could be turned over to the tenant to complete the buildout.
