Another white box is in the books!!
White boxes aren’t very exciting from a construction perspective, but can be HUGE from a leasing perspective.
Often times, an outgoing tenant will leave a space in such poor condition that few people can see past the mess.
That’s where whiteboxing comes in.
“Whitebox” is a term that refers to creating a space that has little more than the minimum requirements for occupancy – lights, HVAC, ADA bathroom, acoustic ceiling (usually), and a concrete slab.
In this case, the space was a former dry cleaner’s location.
To say it had not been deep cleaned in a very long time would be an understatement.
Even though an end cap space, it just was not leasing.
So the owner hired CPEX to white box the unit on a design build basis, which saved our client time and hassle.
After getting design plans completed, approved by the owner, and a building permit issued, we went to work.
Our scope included:
- Removing remaining contents.
- Replacing the HVAC system.
- Relocating the electric panel and installing new circuits.
- Reconfiguring the existing bathroom to meet ADA requirements
- Installing a new drop ceiling.
The new space looks incredible!
